Knightvest Capital has acquired the Ardan multifamily community in Dallas, expanding its presence in one of the citys most active urban submarkets. The property, now branded as Ardan Apartments, is a Class A high-rise project delivered in 2018. It totals 389 units and is located in the West Village neighborhood of Uptown Dallas, an area known for its dense mix of residential, retail, and entertainment uses. Brookfield Properties sold the asset, and Knightvest Capital secured a $112 million acquisition loan in connection with the transaction.
The buyer is planning a broad value-add strategy focused on amenity and unit upgrades designed to better position the community against newer luxury competition in Uptown. Knightvest intends to invest significant capital into Ardan, with a particular emphasis on the large indoor amenity footprint. The renovation program will fully upgrade the clubhouse, fitness center, and pool area, targeting a higher level of finish and functionality that aligns with current resident expectations in top-tier urban multifamily assets.
In addition to common-area enhancements, Knightvest will selectively renovate a portion of the apartments to a premium finish level. These unit-level improvements are expected to complement the broader amenity upgrades and reinforce the propertys Class A positioning. The plan also calls for enhancements to shared spaces and the overall property environment, including improvements to common areas and landscaping, to elevate curb appeal and on-site experience.
Technology enhancements are another key element of the business plan. Knightvest is introducing offerings such as smart home features and bulk Wi-Fi to modernize building operations and respond to resident demand for more connected, tech-enabled living environments. These upgrades are aimed at integrating digital convenience into day-to-day resident life, from in-unit controls to property-wide connectivity.
Ardan Apartments benefits from a location that provides immediate connectivity to several of Dallas most prominent intown districts. Residents have direct access to Uptown and Downtown, as well as the Knox/Henderson corridor, which together offer a wide range of employment, dining, and entertainment options. The property also provides proximity to the Katy Trail, a popular urban trail amenity that enhances access to outdoor recreation and alternative transportation for residents.
With a relatively new high-rise asset, a comprehensive capital improvement plan, and an acquisition loan in place, the Ardan transaction highlights ongoing investor interest in modern, well-located multifamily communities in Uptown Dallas. Knightvest Capitals focus on amenity, technology, and unit upgrades is intended to solidify the assets competitive position within the upper tier of the local rental market.
