Kane Realty Corporation has started construction on Tributary, a new residential community planned within the North Hills Innovation District in Raleigh. The project represents the latest addition to the district’s multifamily offering and is organized around a tributary of Big Branch Creek.
Tributary is designed to deliver 332 apartments along with 6,000 square feet of ground-level retail space. The mix of residential units and street-level retail is intended to activate the site and integrate it with the surrounding district. All retail space is planned at the ground level, directly adjacent to the residential component.
Construction on the project commenced in January 2026, and the development team is targeting a delivery in spring 2028. This roughly two-year schedule positions Tributary to come online as a new multifamily and retail option within the established North Hills Innovation District.
The project program includes two courtyards that will provide outdoor space for residents, as well as a digital content creation studio designed to support modern work and lifestyle needs. Plans also call for an elevated wellness center, underscoring an emphasis on health and fitness within the community.
Tributary’s design is described as nature-integrated, with the development oriented around the nearby tributary of Big Branch Creek. New greenway connections are planned as part of the project, which are expected to link the community more directly to surrounding open space and trail networks.
Hickok Cole is slated to serve as the General Contractor for the project, while John Moriarty & Associates is identified as the architect. Together, these firms will oversee the delivery of Tributary’s residential, retail, and amenity components.
Adjacent to the Tributary site, two additional projects are currently planned. One is a high-rise residential development that is expected to feature a rooftop pool, a club room, and skyline views of both midtown and downtown Raleigh. The other is a mixed-use building that may incorporate hotel, residential, or office space, though the final configuration has not been specified.
These neighboring projects, combined with Tributary itself, indicate a continued build-out of the North Hills Innovation District as a mixed-use residential node within Raleigh. As construction progresses, Tributary is positioned to contribute new housing supply, retail space, and public-realm connections through its courtyards and greenway links.
