**JLL Secures $81.9 Million Refinancing for Newly Delivered Industrial Facility in Virginia**
JLL has successfully arranged $81.9 million in refinancing for One Logistics Park Building 2, a newly delivered Class A industrial property located at 1251 Coverstone Drive in Winchester, Virginia.
The refinancing was secured on behalf of the developer, The Meridian Group (TMG), through an entity managed by Argentic Investment Management LLC. The 1,023,120-square-foot logistics facility was developed by TMG and represents a significant addition to the region’s industrial inventory.
JLL’s Debt Advisory team was led by Managing Directors Rob Carey and Chris Hew, with support from Associates Gus Caiola and Patrick Wu.
Delivered earlier this year, the state-of-the-art facility features modern, institutional-grade design and amenities. Currently, the property is 38% leased to a crane, rigging, and hauling service provider. Strategically located just 25 minutes from the western edge of the Dulles-Manassas submarket, the facility is well positioned to capitalize on tenant shifts fueled by ongoing data center development in Northern Virginia’s data center corridor.
This refinancing marks a strong vote of confidence in the long-term value and strategic location of One Logistics Park Building 2, particularly as the regional landscape continues to evolve in alignment with the fast-growing digital infrastructure sector.
