JLL has been chosen as the leasing agent for HIVE (Healthy, Innovative, Vibrant Ecosystem), a 528-acre agricultural innovation and research and development hub located at 3900 Hwy 37 in Petaluma. This property is reportedly the largest flat farmland parcel available in the Bay Area and offers a unique opportunity for developing advanced farming techniques, including sustainable agriculture.

According to Carlo Berg, managing director of Berg Holdings, “The Bay Area is home to some of the most talented engineers and technologists in the world. California also leads in agriculture. HIVE bridges that gap by providing a space where ideas can be tested, refined, and scaled.” The property already boasts pioneering tenants such as Takachar who are working on biomass waste conversion technology and Fyto which specializes in scalable sustainable crop production.

Laura Duffy (VP), Jak Churton (managing director), and Jordan Lazor (VP) from JLL will be leading efforts to lease this innovative property alongside their partner Carlo Berg. According to Duffy: “We are thrilled about our partnership with Berg on this project called HIVE…Carlo’s entrepreneurial vision combines technology with sustainability while embracing Bay Area’s culture of innovation.”
