**Investors Transform Iconic Atlanta High-Rise into Mixed-Income Housing Community**
Atlantica Properties and EQ Housing Advisors are breathing new life into a historic 623-unit apartment building in Atlanta’s Buckhead district. Formerly known as The Darlington, the iconic high-rise along Peachtree Road will now be called The Lofts at Twenty25. The revamped community will focus on affordability, with a significant share of the units designated for affordable and workforce housing.
Currently, The Lofts at Twenty25 is approximately 80% occupied. Originally constructed in 1951, The Darlington holds a unique place in Atlanta history as the city’s first residential high-rise built after World War II, developed to house working-class residents.
The repositioning of the property reflects a shift from previous redevelopment plans. In 2020, a developer acquired the building with intentions to convert it into high-end luxury residences but later abandoned that strategy. Now, the focus has shifted toward creating sustainable housing opportunities for a broader range of income levels.
Of the building’s 623 units, around 120 will be reserved for residents earning no more than 50% of the Atlanta metro area’s median income (AMI). Additional units will accommodate those earning at or below 80% and 140% of AMI. Furthermore, approximately 30% of the residences will specifically serve the local workforce population.
This transformation underscores a growing trend in urban residential development: repurposing existing assets to meet the demand for diverse and inclusive housing solutions in major metro areas such as Atlanta.
