**Investor Acquires Net-Leased Restaurant Property in Romeoville for $3M**
Marcus & Millichap recently announced the successful sale of a net-leased restaurant property in Romeoville, Illinois, for $3 million. The property is currently occupied by Fat Ricky’s and Franconi’s Events.
“Fat Ricky’s strong sales, paired with the location in Romeoville—a growing community in Chicago’s southwest suburbs—made this an attractive investment opportunity,” said Sean Sharko, Senior Managing Director of Investments. “At closing, the tenant executed a brand-new absolute net lease, offering the buyer a stable revenue stream.”
The transaction was managed by Marcus & Millichap’s Chicago Oak Brook office, led by investment specialists Sean Sharko, Austin Weisenbeck, and Ben Shapiro. The team held the exclusive listing and represented the seller, who also operates the business. The buyer is an out-of-state investor.
The property is located at 646 North Independence Boulevard and features a drive-thru. It sits on 1.44 acres along Illinois Route 53, next to the Romeoville Athletic & Event Center, and is surrounded by national retailers and educational institutions.
