**Investor Duo Secures $41.1M Refinance for Houston-Area Medical Facility**

Saber Street and Virtus Real Estate Capital have secured a $41.1 million refinancing for a 102,000-square-foot medical outpatient facility located in Hedwig Village, a suburb near Houston. According to Commercial Edge, the refinancing was provided by First Citizens Bank.

Originally completed in 2019, the five-story facility features floorplates averaging 20,400 square feet, as well as 7,000 square feet dedicated to retail space. Among its amenities are 400 parking spaces and specialized ambulatory surgical centers. The property is anchored by major medical tenants including Texas ENT Specialists, Memorial Plastic Surgery, and the Neurosurgical Group of Texas. Other healthcare providers in the surrounding area include Memorial Hermann Memorial City Hospital, Parker Nickolas Read Dental, and AOK Spine and Pain.

Strategically located at 8731 Katy Freeway, the facility offers direct access to Interstate 10. It is conveniently positioned just one mile from Hedwig Village’s city center, less than 10 miles from Downtown Houston, and approximately 27 miles from George Bush Intercontinental Airport.
