IGIS, KanAm Plan $40 Million in Upgrades for D.C. Office Building

IGIS Asset Management and its advisor, KanAm Grund Group, have launched a $40 million improvement and repositioning campaign for Gallery Court, a 250,000-square-foot office property located at 810 7th Street NW in Washington, D.C.

Situated in the vibrant East End submarket near the National Portrait Gallery, Gallery Place, and Capital One Arena, the building is currently undergoing significant enhancements aimed at modernizing and refreshing the space for new tenants. A CBRE leasing team comprised of Mark Klug, Emily Eppolito, and Dimitri Hajimihalis will lead the leasing efforts for the property.

The extensive renovation plan includes several new features and amenities, such as private tenant terraces, a new 6,000-square-foot penthouse addition, a 3,500-square-foot lounge and coffee bar, and 3,000 square feet of private office space.

KanAm Grund Group, headquartered in Germany with its U.S. office located in Atlanta, has managed Gallery Court for over ten years. “Gallery Court is a unique asset that will be introduced to the private sector for the first time in 20 years after a long-term GSA tenancy,” said Manish Bhatia, Managing Director at KanAm Grund.

These upgrades are part of a broader strategy to recast the property as a premier office destination in downtown Washington, D.C.
