**Transwestern Breaks Ground on Next Phase of The RO in Houston**
Transwestern has officially commenced construction on the next phase of The RO, a transformative mixed-use development in Houston. Located on a 17-acre site at the intersection of West Alabama and Buffalo Speedway, The RO blends upscale residential, hospitality, retail, and office components in one of the city’s most prominent corridors.
Key features of the development include The Birdsall, Auberge Collection—Houston’s first Auberge-branded hotel and residences—with 44 private residences positioned above a 15-room boutique luxury hotel. The site will also include 80,000 square feet of restaurant and boutique retail space, a multifamily community known as The Clayton, and Class AA office space.
The initial office building, which spans 145,000 square feet, is fully leased and nearing completion with tenant occupancy expected in June 2026. The Birdsall, Retail Village, and The Clayton are slated for delivery in late 2027.
Retail Village has been designed by Michael Hsu Office of Architecture, while The Clayton, a 317-unit luxury residential tower located at the corner of West Alabama and Buffalo Speedway, was designed by Packard Chilton.
Project financing was secured through contributions from Madison Realty Capital, Citizens, Texas Capital, and Amegy Bank.
