Hoar Construction has started work on Icon Tallahassee, a new nine-story student-focused multifamily community serving Florida State University in Tallahassee, Florida. The project, which carries a development cost of more than $100 million, is being developed by Park7 Group with Hoar acting as general contractor. Completion is scheduled for the fall of 2028, positioning the property to deliver additional purpose-built student housing capacity near FSU ahead of the 2028–2029 academic year.

Icon Tallahassee is planned to accommodate 804 beds, offering a mix of one-bedroom studios through five-bedroom apartment layouts. The unit mix is designed to appeal to a range of student living arrangements, from individual studios to larger shared apartments. While specific floor plan sizes are not disclosed, the project’s bed count places it among the larger dedicated student housing assets underway in the FSU market.

The planned amenity package includes a club room and multiple study lounges to support academic use, alongside lifestyle-oriented features such as a fitness center with a yoga studio. Residents will also have access to below-grade parking, as well as dedicated bike and scooter storage intended to support campus connectivity. A rooftop pool deck lounge is expected to provide views of Doak S. Campbell Stadium, adding a stadium-adjacent social amenity that aligns with the student housing target demographic.

Boarman Kross Vogel Group, Inc. is serving as the project architect, working alongside Park7 Group and Hoar Construction on the design and delivery of the building. The architect’s role includes planning for the mid-rise structure and its common spaces to support both residential and amenity functions, though specific design details were not disclosed.

The Icon Tallahassee assignment extends Hoar Construction’s activity in Florida. Over the past five years, the company has completed more than $750 million in projects across the state, indicating a sustained construction presence in Florida’s growth markets. In 2024, Hoar delivered Cordelia, a 12-story, 240-unit multifamily community in Sarasota. While Cordelia is not student housing, it demonstrates Hoar’s recent experience with high-rise multifamily development in the state and underscores its role as a repeat builder for large-scale residential projects.

Taken together, Icon Tallahassee and Cordelia reflect ongoing investor and developer interest in Florida’s multifamily and student housing sectors. For Park7 Group, Icon Tallahassee adds a sizable ground-up student housing development near a major public university, while for Hoar Construction, the project builds on a growing portfolio of residential work in multiple Florida cities.
