High Street Residential, the residential subsidiary of Trammell Crow Company, and PGIM have started construction on Versant Bellevue, a 351-unit multifamily community in Bellevue, Washington. The project marks the redevelopment of a 1.7-acre site at 11040 Main St., where a two-story office building will be replaced with new residential construction.
The development will feature two residential structures, one rising six stories and the other eight stories. Versant Bellevue is positioned directly across the street from the East Main Light Rail Station, which is expected to provide a direct connection to Seattle once service begins. The transit-adjacent location places residents within immediate reach of future regional rail service while remaining within the established Bellevue urban fabric.
The development team closed on the land on March 13, 2026, clearing the way for vertical construction to proceed. Chad Waldbaum of JSH Properties represented High Street Residential in the land transaction. The existing office building on the site will be demolished to accommodate the new multifamily community.
Designed by Weber Thompson, Versant Bellevue will offer a unit mix ranging from studio apartments to three-bedroom residences. Of the 351 total units, 71 are designated as affordable, introducing an income-restricted component within a largely market-rate project. The combination of smaller-format units and larger three-bedroom layouts is intended to serve a variety of household types.
Plans for the property call for a substantial amenity package. Residents will have access to a large outdoor courtyard and a rooftop terrace outfitted with outdoor barbecue stations, providing multiple gathering and open-air spaces. Interior amenities will include a fitness center, a coworking space, and a lounge room, reflecting demand for on-site work and social areas within new multifamily properties.
Sierra Construction is serving as the general contractor for the project. With the land transaction completed and construction underway, Versant Bellevue advances from planning into active development, converting a low-rise office use into higher-density multifamily housing adjacent to a future regional transit node.
