**Sharp HealthCare Acquires Carlsbad Office Building for $31 Million**

CBRE has facilitated the $31 million sale of a three-story, 85,000-square-foot office building located at 1265 Laurel Tree Lane in Carlsbad, California. The property was purchased by Sharp HealthCare.

The seller, Pacific Development Partners, LLC, was represented by CBRE’s Lars Eisenhauer and Dan Henry, along with Greg Lewis and Steven Field from JLL. Buyer representation was handled by Mike Labelle of Cushman & Wakefield.

Originally developed as the corporate headquarters for 24 Hour Fitness, the building includes a ground-floor fitness center and two upper levels of office space. Sharp HealthCare plans to convert the third floor into a Sharp Rees-Stealy outpatient clinic and will begin occupancy immediately. The healthcare provider intends to gradually expand operations into the remainder of the building over time. Meanwhile, 24 Hour Fitness will continue to operate from the first and second floors during the phased transition.
