**Hamilton Point Acquires Emerson at Well Branch in Pflugerville**
CESM has sold Emerson at Well Branch, a multifamily residential community it developed in 2023, located in Pflugerville, Texas. According to Commercial Edge, the 352-unit property was acquired by Hamilton Point Investments with the support of a $75 million acquisition loan provided by KeyBank.
The Emerson at Well Branch community features 35 two-story buildings spread across a 43-acre site. The development includes one- to three-bedroom apartment layouts, ranging from 665 to 1,319 square feet. Residents enjoy a range of shared amenities such as a fitness center, clubhouse, business center, swimming pool, and 620 grade-level parking spaces.
Situated approximately 15 miles northeast of downtown Austin, the property offers convenient access to major roadways including Interstate 35, Texas State Highways 1 and 45, and U.S. Route 183.
This acquisition expands Hamilton Point’s presence in the Texas multifamily market. The firm now owns a total of 13 properties throughout the state, with additional holdings in the El Paso, Houston, and Dallas-Fort Worth metropolitan areas.
