**Hamilton Development to Redevelop Flagler Station Business Park**

Hamilton Development has acquired three adjacent office buildings located in the Flagler Station business park in Miami-Dade County. The properties include:

– 10451 NW 117th Avenue (Building 1100)
– 9725 NW 117th Avenue (Building 1200)
– 9675 NW 117th Avenue (Building 1300)

As part of a major redevelopment effort, Hamilton plans to demolish Buildings 1100 and 1200 to construct more than 300,000 square feet of industrial space. These new structures will form the Flagler Station Logistics Center, comprising two Class A warehouses. Groundbreaking is slated for June 2026, with project completion expected by June 2027.

The planned warehouses will offer 154,465 and 153,079 square feet of space, respectively, and can be subdivided into units as small as 20,000 square feet to accommodate a range of tenants.

Building 1300, the existing 158,628-square-foot office building, will remain unchanged and continue to function as office space.

Cameron Tallon with CBRE will oversee leasing for the office building at 9675 NW 117th Avenue. Steve Medwin and Nick Wigoda of Stream Realty Partners have been appointed as the listing brokers for the Flagler Station Logistics Center.
