**Global Net Lease Sells McLaren Campus in UK for £250 Million**
Global Net Lease, Inc. (GNL) has announced an agreement to sell the McLaren Campus in Woking, Surrey, England, for £250 million, or approximately $333 million USD. The transaction represents a 7.4% cash capitalization rate. The buyer has not been disclosed.
The McLaren Campus spans 840,000 square feet across three buildings: the McLaren Technology Centre, the McLaren Production Centre, and the Thought Leadership Centre. GNL originally acquired the property in April 2021 through a sale-leaseback deal valued at £170 million (around $225 million USD).
Since the acquisition, GNL has negotiated a favorable lease agreement that increased rents by 14.5%, significantly boosting the campus’s value. The company says that this has contributed to a 210-basis-point compression in the cash cap rate, enabling a highly profitable sale.
“We believe the sale of the McLaren Campus represents a compelling opportunity for GNL to realize a significant premium on the property,” said Michael Weil, CEO of New York-based GNL.
The closing of the transaction is expected to occur on or around December 22, 2025.
