**Global Net Lease Sells McLaren Campus in UK for £250 Million**
Global Net Lease, Inc. (GNL) has announced an agreement to sell the McLaren Campus, a prominent three-building, 840,000-square-foot property located in Woking, Surrey, England. The transaction, valued at £250 million (approximately US$333 million), reflects a 7.4% cash capitalization rate. The identity of the buyer has not been disclosed.
GNL originally acquired the McLaren Campus in April 2021 for £170 million (approximately US$225 million) through a sale-leaseback transaction. The campus comprises the McLaren Technology Centre, Production Centre, and Thought Leadership Centre. Since acquiring the asset, GNL has implemented a favorable lease restructuring that resulted in a 14.5% increase in rents, thereby significantly boosting the property’s value prior to its sale.
“This transaction represents a compelling opportunity for GNL to realize a substantial premium, with the sale price reflecting a 210-basis-point compression in the cash cap rate since acquisition,” said Michael Weil, CEO of the New York-based REIT.
The transaction is expected to close on or around December 22, 2025.
