**GFI Group Doubles Office Space at 55 Water Street**
GFI Group Inc. has renewed and expanded its presence at 55 Water Street in Lower Manhattan. The brokerage services firm has extended its lease for the entire 10th floor, encompassing 63,756 square feet, and signed a new full-floor lease for the 11th floor, totaling 64,993 square feet. This brings GFI’s total commitment at the property to 128,749 square feet under a new long-term lease. As part of the expansion, the firm plans to consolidate its operations from 199 Water Street.
The property owner, New Water Street Corporation, was represented by the CBRE team of Howard Fiddle, Bradley Gerla, Evan Haskell, and William Hooks. Jared Horowitz and Hal Stein of Newmark represented GFI Group in the transaction.
“After evaluating the Downtown and broader Manhattan market, GFI Group, which has been a tenant in the building since 2007, reaffirmed its long-term dedication to the building and the neighborhood by committing to an additional 17-year term,” said Howard Fiddle of CBRE. “The transaction was the largest direct deal in the district upon closing since August 2023, and the largest deal on Water Street since the Metropolitan Jewish Health System deal in 2022, also at 55 Water Street, boding well for the market as a whole.”
