### Gateway Jax to Revamp Century-Old Ambassador Hotel
Development firm Gateway Jax, in partnership with The Indigo Road Hospitality Group, has announced plans to restore the historic Ambassador Hotel in Downtown Jacksonville. Gateway Jax, a collaboration between DLP Capital and JWB Real Estate Capital, manages a private equity fund dedicated to revitalizing the city’s downtown area.
The redevelopment project will transform the 100-year-old hotel into a boutique property with at least 100 rooms. The revitalized space will feature a restaurant and bar, conference facilities, and other amenities. The Ambassador Hotel will be integrated into Gateway Jax’s larger initiative, Pearl Square, an eight-block, mixed-use development. This expansive project will include 1,250 new residential units and approximately 200,000 square feet of grocery-anchored retail space, complemented by ample outdoor dining options.
Construction on the first building in Pearl Square, located at 515 Pearl Street, began in October 2024, with completion expected in 2026. Several additional projects within the development are scheduled to commence in 2025.
Gateway Jax is set to invest more than $2 billion into the Pearl Square development, significantly contributing to the transformation of Downtown Jacksonville.
