**Fourth Power Signs 47,500 SF Lease at Bedford Advanced Manufacturing Campus**

Newmark has secured a 47,500-square-foot lease for energy sustainability and grid resilience firm Fourth Power at 44 Middlesex, a newly delivered, 147,000-square-foot advanced manufacturing campus in Bedford, Massachusetts.

The leasing team representing landlords Camber Development and Wheelock Street Capital included Executive Managing Directors Torin Taylor, Rich Ruggiero, Matt Adams, and Tyler McGrail, along with Senior Managing Director Rory Walsh. Rise73’s Rob Glor and Michael Goodwin represented the tenant.

“Fourth Power is exactly the type of innovative, advanced manufacturing user 44 Middlesex was built to attract,” said Torin Taylor. “With robust power capacity, flexible floorplates, and proximity to Greater Boston’s talent base, the campus is well-suited for companies operating at the intersection of energy technology, manufacturing, and life sciences.”

Fourth Power, which is commercializing a long-duration thermal energy storage system originally developed at MIT, is expected to move into the space in summer 2026. The company is backed by prominent investors including Munich Re Ventures, DCVC, and Breakthrough Energy Ventures, founded by Bill Gates.
