**Fifth Corner Acquires Retail and Office Complex Near Rice Village**

Fifth Corner has acquired a 66,000-square-foot retail and office complex located near Rice Village in Houston. The two-acre property sits at the intersection of Morningside Drive and Times Boulevard and includes three parcels at 2444 Times Blvd., 2400 Times Blvd., and 2400 Rice Blvd. The property has been on the market since March.

The complex, purchased from The Apelt Co., features approximately 28,500 square feet of office space and 38,035 square feet of retail space, including rooftop parking. As of March, the office and retail spaces were 68% leased, with most of the lease agreements being short-term and subject to cancellation within 18 months.

Representing the seller in the transaction were David Carter, Pat Duffy, Chip Nash, Bob Heard, and Jaleel Adatia of Colliers.

According to its website, Fifth Corner focuses on investing in community-oriented properties located in the fastest-growing metropolitan areas across the United States.
