**Fidelity Acquires 198,000-Square-Foot Amazon-Leased Warehouse in Kannapolis for $37.75M**

Trinity Capital Advisors has completed the sale of a 198,400-square-foot industrial building in Kannapolis, North Carolina, for $37.75 million. Located at 6255 Shumard Street, the property is fully leased to Amazon.com Inc., which operates the facility as a delivery station. A real estate fund managed by Fidelity Investments acquired the building.

The facility is strategically situated across Davidson Highway from Amazon’s CLT3 fulfillment center, a 1-million-square-foot operation that opened in 2018.

According to the Charlotte Business Journal, Trinity Capital is also actively developing the 85 Exchange industrial park in partnership with Barings. The first phase of the project included two buildings totaling 314,000 square feet, both of which were completed last year.

Construction is currently underway for Phase Two of 85 Exchange. This next phase will add 575,000 square feet across two additional buildings, with delivery expected in early 2026.

Upon full buildout, the 85 Exchange development will encompass 1.3 million square feet across seven industrial buildings. Leasing for the project is being handled by Cushman & Wakefield, with Choate Construction serving as the general contractor.
