[[{“value”:”Nonprofit Leases Two Floors for Largest Tenancy at 39 Broadway

Nonprofit organization Fedcap has established a new headquarters at 39 Broadway in Manhattan’s Financial District, signing a 37,760-square-foot lease across two full floors. The lease covers the entire second and third floors of the 37-story Art Deco office tower and is structured as a six-year agreement. By occupying these two contiguous floors, Fedcap now holds the largest tenancy in the building.

Fedcap has operated for more than 90 years as a global nonprofit focused on advancing economic mobility and creating pathways to sustainable employment. The organization develops scalable solutions aimed at improving access to work and economic opportunity for individuals and communities. Its decision to consolidate its headquarters operations at 39 Broadway is intended to support its ongoing growth and the expansion of its programs and services in New York City.

The building’s ownership views the lease as aligned with the broader role of Lower Manhattan as a base for mission-driven organizations and public service institutions. Avi Schron, principal of Cammeby’s, which owns 39 Broadway, noted that organizations focused on public service and community impact increasingly see strategic value in locating in the core of Lower Manhattan. He described Fedcap as an exceptional addition to the building, highlighting the organization’s long-standing commitment to expanding economic opportunity.

The headquarters lease reinforces the Financial District’s position as a destination not only for financial firms but also for nonprofits and other organizations engaged in social and economic development work. Fedcap’s presence at 39 Broadway places the organization within a dense commercial district that has evolved to include a mix of corporate, governmental, and nonprofit tenants. The location offers proximity to a broad base of employers, services, and potential partners that align with Fedcap’s employment-focused mission.

On the transaction side, the lease was brokered with representation on both sides by Brian Siegel of The Lawrence Group. Siegel represented the landlord and the tenant in the six-year agreement, coordinating terms for Fedcap’s occupancy of the second and third floors. While financial details such as rent were not disclosed, the transaction establishes Fedcap as the largest current tenant at 39 Broadway and underscores continued leasing activity by nonprofit users in Lower Manhattan office assets.
