**Valley Parkway Health Center in Escondido Sells for $36.4 Million**

CBRE’s Lars Eisenhauer and Dan Henry have successfully arranged the $36.4 million sale of the Valley Parkway Health Center, a 72,000-square-foot Class A medical office building located at 488 E. Valley Parkway in Escondido, California. The buyer, Neighborhood Healthcare, adds the facility to its growing network of medical centers in San Diego and Riverside Counties.

Eisenhauer and Henry represented the seller in the transaction, while Chris Ross and Ben Schiesl of JLL acted on behalf of the buyer.

“This sale highlights the strong demand for well-located, high-quality medical office assets,” said Eisenhauer, Senior Vice President at CBRE. “Neighborhood Healthcare’s acquisition of the asset is a strategic investment that expands their ability to deliver essential healthcare services in a modern, state-of-the-art environment.”

The four-story, multi-tenant medical building enjoys a prominent location along Valley Parkway with easy access to Interstate 15 and State Route 78. The facility includes an ambulatory surgery center, endoscopy center, an on-site pharmacy, and cardiology lab services, enhancing its ability to deliver comprehensive healthcare solutions.
