EBS Realty has started construction on Apex Ridge Logistics Park, a new two-building, class A industrial campus in North Las Vegas that is being developed entirely on a speculative basis with investment partner Penwood Real Estate Investment Management. The project will deliver more than 1,358,005 square feet of modern logistics space aimed at a wide user base.

The master-planned logistics park is designed as a flexible industrial campus suited to e-commerce, manufacturing and distribution occupiers. Both planned structures are large-format warehouse facilities, with one building programmed at 755,628 square feet and the second at 602,377 square feet. Together they will anchor a more than 90-acre industrial site, positioning the project as a scale play in the Apex/North Las Vegas submarket.

Apex Ridge Logistics Park is situated within the Apex/North Las Vegas industrial corridor, an area that has attracted a growing cluster of corporate occupiers. The site offers quick access to the I-15 freeway via Las Vegas Boulevard, giving future tenants regional connectivity for goods movement across the broader Las Vegas logistics network. Existing nearby corporate neighbors include Smith’s-Kroger, Air Liquide, DHL and Crocs, reflecting a mix of food, industrial gases, parcel logistics and branded consumer products users in the immediate area.

EBS is proceeding with Apex Ridge on a speculative basis, without pre-committed tenants, in order to respond to a range of potential space requirements. The campus is being positioned to accommodate different operational footprints, from bulk distribution to more specialized industrial functions, within the same park. That flexibility may allow the developer to capture demand from multiple tenant profiles as requirements surface.

The launch of construction at Apex Ridge Logistics Park comes as EBS advances a broader industrial development pipeline. According to the company, it is currently delivering or moving forward on more than 2.6 million square feet of class A industrial space across eleven separate projects. This new North Las Vegas campus adds a significant block of supply to that total, extending the firm’s presence in high-throughput logistics locations.

With its combination of scale, modern building specifications and freeway access, Apex Ridge Logistics Park is set to add meaningful inventory to the North Las Vegas industrial market, targeting users that rely on efficient regional distribution and manufacturing capabilities.
