**East Coast Warehouse Leases 321,440-SF Facility in Baytown, Plans $42.5M Investment**
East Coast Warehouse & Distribution Corp. has signed a lease for a 321,440-square-foot warehouse located at 9200 FM 1405 in Baytown, Texas, within the Baytown 146 industrial development. The company plans to begin operations at the facility in May.
The lease agreement was facilitated with KBC Advisors representing the landlord, Velocis. Cushman & Wakefield represented the tenant, East Coast Warehouse, in the transaction.
According to Commercial Edge, East Coast will invest $42.5 million into the new facility and create 65 new jobs. The warehouse will support the company’s public warehousing services and serve as a base for its Safeway Trucking Corp. operations.
This facility is Building 1 in Velocis’ two-building development at the site. Velocis began construction on the 749,520-square-foot project in August 2024, shortly after acquiring the 49-acre property.
Building 2 of the development, which spans 428,080 square feet, remains available and can be subdivided into spaces starting at 100,000 square feet. Both buildings include 2,500 square feet of office space.
The warehouse is situated near Cedar Port Industrial Park, the largest rail-served industrial development in the United States.
