**CBRE Brokers $24M Sale of Signal Hill Industrial Portfolio**

CBRE has successfully facilitated the $24 million sale of the Signal Hill Commerce Center, a portfolio of industrial properties totaling 89,438 square feet across four buildings in Signal Hill, California. The assets are located at 2698 Junipero Avenue, 2300 Walnut Avenue, and 2700 Rose Avenue. The buyer is an out-of-state high-net-worth investor.

The CBRE team representing the seller, DRA Advisors, included Michael Longo, Eric Cox, Grant Goldman, Mark Shaffer, and Anthony DeLorenzo, with support from CBRE’s Debt & Structured Finance team members Greg Grant and Pete Obradovich, who coordinated financing for the transaction.

“This offered a truly unique opportunity to acquire irreplaceable assets in one of the country’s most desirable industrial markets,” said Grant Goldman. “With strong in-place cash flows and significant near-term mark-to-market opportunities, these properties are well-positioned for continued success.”

Occupying a total of 4.3 acres, the portfolio is currently 87% leased to a diverse mix of 46 tenants. Unit sizes range from 1,250 to 4,176 square feet. All buildings feature a 24-foot clear height and between 12 to 20 ground-level loading doors, catering to a variety of industrial users.
