DivCore Capital has introduced a new residential investment platform, Sentral Strategic Partners, created in partnership with ICONIQ and multifamily operator Sentral. The initiative is structured to target Class A multifamily acquisitions and ground-up development in major markets across the United States, with a stated expectation of pursuing approximately $2.5 billion in multifamily investment opportunities over time.

The platform is intended to focus exclusively on high-quality, institutionally aligned apartment communities, reflecting the partners’ view that Class A product in primary markets remains an attractive segment of the U.S. rental housing landscape. Investments are expected to be structured with sponsor co-investment on a deal-by-deal basis, aligning DivCore, ICONIQ and Sentral alongside other institutional capital as individual transactions are sourced and executed.

Sentral, the multifamily operator that launched five years ago with ICONIQ as its sponsor, will serve as the operating partner for properties acquired or developed through the new platform. The company brings a national operating footprint and experience managing institutional multifamily assets in major U.S. markets, which the partners intend to leverage for both day-to-day operations and execution of property-level business plans.

As part of the new partnership, DivCore has made a strategic investment in Sentral itself, further tightening the relationship between capital provider and operating platform. In addition, Richie DeBeikes, head of residential investments at DivcoWest, DivCore Capital’s affiliated real estate firm, has joined Sentral’s board. His appointment is intended to deepen governance and oversight ties between the capital platform and the operating business while supporting execution as the venture scales.

DivcoWest CEO Stuart Shiff, who also leads DivCore Capital’s equity platform, described the new initiative as a way to vertically integrate the firm’s multifamily strategy. By pairing institutional capital with a dedicated operating platform and aligning interests through co-investment and governance, the partners aim to create a differentiated vehicle for investing in Class A multifamily properties across the country.

The launch of Sentral Strategic Partners underscores ongoing investor interest in high-quality rental housing, particularly in major U.S. markets where institutional ownership and professionally managed assets make up a significant portion of the multifamily landscape. While specific target markets, leverage levels and investment pacing were not disclosed, the $2.5 billion investment goal signals a sizable commitment to expanding exposure to Class A multifamily over the coming years.
