**Denver Investor Testing New Hospitality Concept with Group Lodging Hotel**
Jon Van Sistine, a Denver-based investor, is introducing a new hospitality concept in the city’s Ballpark neighborhood that he’s calling a “group lodging hotel.” He recently purchased a three-story building for $6.5 million and intends to convert the top two floors from office space to group-style accommodations.
Each of the two upper floors will feature eight bedrooms with king-size beds and private bathrooms, complemented by two shared commercial bathrooms. The public space on each floor will include kitchens, balconies, and common areas designed for socializing, including amenities like pool tables. The concept is tailored for large groups to rent an entire floor, making it ideal for gatherings such as reunions, team events, or friend getaways.
Van Sistine has seen success with similar hospitality models in Colorado’s mountain towns and is now testing the format in an urban environment. The renovation is expected to cost approximately $500,000, with an anticipated opening in the first quarter of 2026, likely in February or March.
The ground floor of the property currently houses Tapville Social, a bar and restaurant, which will remain as a tenant under Van Sistine’s ownership. He also owns the Hotel Residential located at 2109 Larimer Street in downtown Denver.
This entrepreneurial approach aims to blend shared group experiences with upscale accommodations, bringing a fresh twist to Denver’s hospitality landscape.
