345 California Center, a 35-story Class A office tower located in downtown San Francisco, has recently been paid off in full by its long-time owner 345 California LP. The company, which is an affiliate of Metropolis Investment Holdings Inc., was able to pay off the $150 million term loan with Massachusetts Mutual Life Insurance Company.

According to Tom Dempsey, managing director at Metropolis Investment Holdings Inc., their ownership is well-equipped to tackle the current challenges faced by tenants in the market. This includes balancing market rents with the high cost of building new space. With their long-term hold approach and low-cost basis, they are committed to maintaining a strong presence in the San Francisco office market.

In addition to paying off their loan, 345 California also secured a new lease with Degenkolb Engineers for 17,000 square feet of space within the tower. Cushman & Wakefield’s Sam Wasserstein and Greg Fogg represented ownership while Jonathan Allen and Griggs Ziesing from JLL represented Degenkolb Engineers during negotiations for this lease agreement.
A few weeks ago I had an interesting conversation about how we can use data science techniques like machine learning (ML) or natural language processing (NLP) on social media data without violating user privacy.

This topic has become increasingly important as more companies rely on social media platforms like Twitter or Facebook for marketing insights or customer feedback analysis. However,

the collection and usage of personal information from these platforms have raised concerns about user privacy violations.

1- Anonymizing Data: One way to protect user privacy is by anonymizing data before using it for ML/NLP tasks. This involves removing any personally identifiable information such as names or email addresses from social media posts before analyzing them.

2- Aggregating Data: Another approach is aggregating data before using it for analysis. This involves grouping data together to form a larger dataset, which can help protect user privacy by making it more difficult to identify individual users.

3- Using Synthetic Data: Synthetic data is artificially generated data that mimics real-world data in terms of structure and patterns but does not contain any personally identifiable information. This can be used for training ML models without compromising user privacy.

4- Obtaining Consent: Companies can also obtain consent from users before collecting and analyzing their social media posts. This ensures that the users are aware of how their personal information will be used and gives them the option to opt-out if they do not want their data to be analyzed.

5- Limiting Access: Another way to protect user privacy is by limiting access to sensitive information on social media platforms. For example, companies could only collect public posts or limit the amount of personal information they collect from each post.

In conclusion, there are several ways we can use ML/NLP techniques on social media while still respecting user privacy. It’s important for companies to carefully consider these options when collecting and analyzing social media data in order maintain trust with their customers.

In recent years we’ve seen many studies showing how exposure – even just looking out our windows – can help us feel calmer, more focused and happier. But this new study is one of the first to look at how exposure to nature can impact our overall health.

The researchers looked at data from over 290 million people in the United States, including self-reported health status as well as satellite imagery showing green spaces across all 50 states. They found that those living in areas with higher levels of greenery had a lower risk for chronic diseases like diabetes and heart disease – even when controlling for factors like age, race/ethnicity or socioeconomic status.

This suggests that access to nature may be an important factor in promoting good physical health – not just mental well-being!

So if you’re feeling stressed out or overwhelmed by city life (or just need a break from your screens), try taking some time each day to get outside and enjoy some fresh air! I am trying out my first brisket tomorrow morning on my XL BGE using Dizzy Pig Red Eye Express rub. I plan on cooking indirect with drip pan filled with water between platesetter legs @250-275 degrees until internal temp reaches ~200 degrees then wrap & rest before slicing against grain.

Any tips/advice would be greatly appreciated!

That’s pretty much what I do except use foil instead of paper towels…and no water butts up against it…

What size Brisket? You might want check IT around 185*F -190*F range depending upon size/type brisket (packer vs flat). If its done early wrap tightly w/foil then towel & cooler till ready serve/eat..

It’s about an hour per pound so if it’s a 10 pounder, you’re looking at around 10 hours. I’ve never used water in the drip pan but some do.

I would use foil too and no water in the drip pan. Good luck!
