De La Vega Development is moving its 27-acre mixed-use project, The Central, into the next stage of execution between SMU and Downtown Dallas. The company is working through the permitting process as it prepares to launch several new components that will add residential, hospitality, and lifestyle offerings to the master-planned district.
According to reporting cited from The Dallas Business Journal, De La Vega is gearing up to go vertical on a 400-unit apartment tower at The Central. That multifamily high-rise will be joined by a dedicated health and wellness club and a Marriott-branded hotel, signaling the next step in building out the project’s live-work-play environment. Plans for the current phase also call for three restaurants that will expand the development’s food and beverage options.
The sequence for new construction is beginning to take shape. The health and wellness club is expected to be the first of the new elements to begin construction, with a potential groundbreaking targeted for this summer. The hotel, which is planned to include around 200 rooms under the Marriott flag, is projected to start construction in the first quarter of 2027, following the progress of permitting and predevelopment work.
De La Vega is also evaluating the opportunity to introduce office space directly adjacent to the planned hotel. While details have not been finalized, the company has indicated that new office product at The Central remains under consideration, which would add another commercial component to the already diverse program of uses on the site.
The Central’s initial phase has already delivered a significant residential presence. The first ground-up component, a 321-unit high-rise known as The Oliver, was developed and built by Dallas-based StreetLights Residential. That tower established the project’s multifamily footprint and demonstrated early demand for high-rise living within the broader district plan.
At full build-out, The Central Dallas is envisioned as approximately 4 million square feet of urban mixed-use space. The plan emphasizes connectivity and integrates upscale multifamily housing, hospitality, office, retail, and restaurant uses around a 3.5-acre park. As De La Vega advances through permitting and adds residential, hotel, wellness, and dining components, the project is steadily evolving toward a dense, multi-phase district positioned between one of the city’s major universities and the Downtown Dallas core.
