**Ivy P3 Group and Horizon Capital Partners Advance $250M Hotel Development in Uptown Dallas**

Ivy P3 Group, in partnership with Horizon Capital Partners, is making progress on an ambitious $250 million mixed-use hotel development at 2516 Maple Avenue in Uptown Dallas. The project, known as The Monclaire Hotel and Residences, will include luxury residences, retail spaces, restaurants, and a boutique hotel.

Pending final approval from the Dallas City Council, construction on the high-rise is expected to begin in May 2027, with a projected opening in the spring of 2030. The development will replace the historic St. Germain Hotel — a long-vacant Victorian mansion originally built in 1897.

The Monclaire will feature 65 hotel rooms and suites. The lower levels of the tower will house dining and retail destinations, while the middle portion will accommodate the hotel. The top 10 floors will consist of residential units offering upscale living with panoramic city views.

The architectural design is being led by Nunzio Marc DeSantis Architect, and the project is expected to enhance the vibrancy of Uptown Dallas with its mix of luxury lifestyle amenities. Ivy P3 Group, founded in 2018, continues to expand its presence as a prominent developer in the Dallas real estate landscape.
