**Ivy P3 Group and Horizon Capital Partners Advance $250M Uptown Dallas Development**
Ivy P3 Group, in partnership with Horizon Capital Partners, is moving forward with plans for a $250 million mixed-use development at 2516 Maple Avenue in Uptown Dallas. The project, known as The Monclaire Hotel and Residences, will comprise a hotel, residential units, retail, and restaurants.
Subject to final approval from the Dallas City Council later this month, construction on the high-rise is expected to begin in May 2027. The opening is slated for spring 2030. The development will take the place of the historic St. Germain Hotel, a long-vacant Victorian mansion originally built in 1897.
The new tower will feature residential units on the top 10 floors. The lower levels will be dedicated to restaurant and retail spaces, with hotel accommodations—comprising 65 rooms and suites—occupying the remaining mid-level floors. The architectural design is being led by Nunzio Marc DeSantis Architect.
