**Dallas Ranks Among Top U.S. Cities for Office-to-Apartment Conversions in 2024**
Dallas ranked fourth in the U.S. for the number of new apartments created through building conversions in 2024, according to RentCafe.com’s Adaptive Reuse Report.
Nationwide, nearly 25,000 apartments were added through adaptive reuse projects last year—the most on record, marking a 50% increase compared to 2023.
While Dallas narrowly missed the top spot for office-to-apartment conversions—coming up just four units short of Manhattan—it still delivered an impressive 584 new apartments through this method. Overall, the city repurposed unused buildings to create approximately 700 new units.
Among the major adaptive reuse efforts completed in 2024 was the transformation of the 50-story Santander Tower into the Peridot Residences. This project contributed 291 new apartment units in the heart of downtown Dallas.
The strong performance highlights Dallas’ ongoing commitment to revitalizing existing structures to meet rising housing demands.
