CRG, a real estate development and investment management firm based in Chicago, is currently working on The Cubes at ORD. This 66,552-square-foot industrial project spans over 4.27 acres and is located at 3901 Fleetwood Drive in Franklin Park, Illinois – just southeast of O’Hare International Airport.
Leasing for the development will be led by Avison Young’s Brian Colson and Brian Pomorski. The land purchase was facilitated by CBRE’s Michael Caprile and his team representing the sellers while CRG was represented by Avison Young. Clayco, CRG’s parent company will serve as the builder for this project with Lamar Johnson Collaborative – a CRG affiliate – acting as the architect.
In addition to this project near O’Hare airport, CRG has also been acquiring smaller facilities closer to major population centers such as their latest acquisition of Cubes at Country Club Hills which spans over 1 million square feet in south suburban Chicago area. As consumer demands continue to increase for faster delivery times; these smaller last-mile industrial facilities have become highly sought after but scarce.
According to Colliers’ data from end of year 2023; vacancy rate within O’Hare submarket stood at an impressive low of only2 .49%.
