The Dallas Cowboys and the City of Arlington have outlined a major renovation plan for the city-owned AT&T Stadium that would exceed $1 billion in total investment. Under the proposed agreement, the team would commit $750 million, while Arlington would contribute $273 million toward a broad overhaul of the stadium and its operations.
The deal structure ties Arlington’s share of the project to voter-approved venue taxes, aligning the public contribution with revenue streams that residents have already endorsed. In addition to the capital commitment, the Cowboys would pay $2 million in base rent and $500,000 tied to stadium naming rights, creating an ongoing income stream for the city alongside the renovation program.
A key element of the agreement is an extension of the Cowboys’ lease at AT&T Stadium. The current lease, signed in 2009, runs through 2039. The new proposal would add 15 years, pushing the lease expiration to 2055 and effectively lengthening the team’s long-term commitment to playing at the Arlington venue.
The contemplated improvements focus on enhancing traffic flow, pedestrian safety and overall event operations in and around the stadium. While detailed design plans were not disclosed, the emphasis on circulation and safety indicates that much of the work would address how fans and event attendees access and move through the property on event days.
The proposal is scheduled to go before voters later this month, giving residents the opportunity to weigh in on the public contribution to the renovation. The outcome of that vote will determine whether the city portion of the funding package advances under the venue tax framework.
AT&T Stadium serves as a regional and national event hub beyond its role as home field for the Cowboys. The venue hosts all 12 Texas high school football state championship games, as well as major NCAA events such as the Cotton Bowl and the Big 12 Championship. The stadium is also slated to be a central site for the 2026 FIFA World Cup, with a total of nine matches scheduled to be played there.
Taken together, the proposed renovation funding, extended lease term and the stadium’s existing event lineup underscore AT&T Stadium’s position as a long-term anchor sports and entertainment asset for Arlington and the broader region.
