Construction has commenced on Centtral Aventura, a new mixed-use project rising at 20955 Biscayne Blvd in Aventura. The development totals 145,000 square feet and is being led by ELJA Developers, with delivery targeted for the fourth quarter of 2027. JAXI Builders has been selected as the general contractor, and design responsibilities are being handled by architecture firm Behar Font & Partners.

The project moved forward after the close of a $70 million construction loan provided by Ocean Bank. With financing in place, work has advanced to the foundation phase, marking a key milestone for the development. The capital stack details beyond the construction loan have not been disclosed, but the facility is structured to support completion of the planned nine-story building.

Centtral Aventura is planned as a blend of retail, restaurant, office, and structured parking. The first three levels will accommodate approximately 75,000 square feet of retail and restaurant space, positioning the property to attract a mix of dining and shopping concepts. Above the retail podium, the project will deliver about 70,000 square feet of office space on the upper floors, creating a stacked layout that combines commercial uses within a single vertical footprint.

Parking has been integrated into the design through a dedicated 423-space garage, intended to serve both office users and retail and restaurant customers. The structured parking component is central to the project’s functionality, given the multi-tenant nature of the planned uses and the density of activity along Biscayne Boulevard.

On the leasing front, Colliers Executive Vice Presidents Jonathan Carter and Dave Preston are overseeing retail and restaurant leasing on behalf of the ownership. Their mandate covers marketing the street-level and podium retail space to prospective tenants and negotiating lease agreements for the new project. Office leasing representation, if any, has not been detailed at this time.

As foundation work progresses, the development team is focused on advancing the building toward its scheduled Q4 2027 completion. Further details on tenant commitments, leasing velocity, and any additional financing arrangements have not yet been disclosed, but the combination of a secured construction loan and active site work signals meaningful momentum for Centtral Aventura.
