**Mohr Capital Breaks Ground on 1M-SF Distribution Facility in DeKalb, Illinois**
Mohr Capital has acquired 147 acres in DeKalb, Illinois, with plans to develop a 1 million-square-foot build-to-suit regional distribution facility for a leading national client. The new facility will have the potential to expand up to 1.5 million square feet.
Located at the northwest corner of Peace Road and Fairview Drive, the facility will serve as a state-of-the-art warehouse and distribution hub, supporting the client’s growing regional operations. Mohr Capital has signed a 12-year lease for the facility.

Pepper Construction has been selected as the general contractor for the project. Willet Hoffman will provide civil engineering services, and Curran Architecture will serve as the project architect. CBRE’s Chicago-based project management team will oversee the development on behalf of Mohr Capital.
