**Clear Height Properties and ICP Funds Acquire Industrial Property in Bellwood, Illinois**
A joint venture between Oak Brook-based real estate investment firm Clear Height Properties and Houston-based ICP Funds has acquired a light industrial building located at 10 Davis Drive in Bellwood, Illinois.
The 29,483-square-foot facility is a single-tenant, light industrial property that is currently under a long-term lease. Matt Garland of Cawley Commercial Real Estate acted as the sole broker for the transaction.
Previously owned by Chicago Glass & Mirror, the property was originally constructed in 1970 and underwent renovations in 2004. Situated on a 1.25-acre parcel, the one-story building features a 16-foot ceiling height, three dock-high doors, and one grade-level door, making it suitable for various industrial and manufacturing uses.
Clear Height Properties has a strong track record, having acquired and disposed of 213 assets totaling nearly $1 billion over the past 15 years. In 2025, the firm partnered with Long Wharf Capital, a private equity real estate manager, to acquire an 83,720-square-foot building in Northbrook, Illinois.
