The asset is located at 1400 Elmhurst Road, within one of the Midwest’s most established industrial corridors.

The property sits less than a mile from Interstate 90 and a short drive from O’Hare International Airport, positioning it to serve a wide range of local and regional industrial users. Triangle Corporate Center offers a combination of office and warehouse configurations, as well as private dock loading, giving tenants flexibility in how they occupy and utilize the space.

The building is also equipped with fiber connectivity, which supports modern operational and logistics requirements for industrial and flex users. Its infill location and transportation access provide immediate connectivity to the broader O’Hare-area industrial network.

During its ownership period, Clear Height implemented leasing and operational improvements at Triangle Corporate Center.
