**LaSalle Adaptive Reuse Project Wins Chicago City Council Approval**
Field Building Revitalization Partners, LLC—a joint venture between Riverside Investment & Development, AmTrustRE, and DL3 Realty—has secured approval from the Chicago City Council for a transformative adaptive reuse project at 135 S. LaSalle St. in the city’s Central Business District.
The historically significant 1.35-million-square-foot Art Deco structure, known as the Field Building, will undergo conversion from vacant office space into modern residential units. Once started in spring 2026, the development will represent one of the largest landmark office-to-residential conversions in the United States.
The redevelopment plan includes transforming 624,000 square feet of office space into 386 residential units and redesigning 92,000 square feet for commercial use. The residential portion—totaling 430,050 square feet—will offer a mix of studio, one-bedroom, and two-bedroom apartments.
With a total project budget of $241.5 million, the initiative will be supported by $98 million in city subsidies and historic tax credits. SCB is serving as the architect for the redevelopment, which will serve as a centerpiece of the broader LaSalle Street revitalization efforts.
This ambitious project stands as a major step forward in Chicago’s push to repurpose outdated commercial space for contemporary urban living.
