Student teams from Chapman University’s Argyros College of Business & Economics and the University of California, Irvine’s Paul Merage School of Business Center for Real Estate will face off this spring in NAIOP SoCal’s 5th Annual Orange County Real Estate Challenge. Scheduled for April 15, the competition will put graduate-level real estate students in a head-to-head matchup, testing their ability to analyze a complex urban infill opportunity and communicate their recommendations to a professional audience.

This year’s case centers on an approximately 8.3-acre redevelopment site at 1280 S. Anaheim Blvd. in Anaheim. The property consists of six separate vacant parcels that were previously used for a range of automotive-related services. Following acquisition by Anaheim’s former Redevelopment Agency, the site was incorporated into the city’s long-range property management plan and flagged as a strategic location for future market-rate development.

Within that context, the student teams are tasked with identifying and presenting the site’s highest and best use. Each five-member team will develop a comprehensive vision for repositioning the underutilized land, taking into account market demand, physical constraints, and the city’s broader planning objectives. Their proposals must respond directly to the City of Anaheim’s goal of transforming the corridor into a more productive, community-serving asset.

As part of the challenge brief, students are asked to craft a plan that introduces a vibrant mix of new uses and supports long-term economic growth. Although specific product types are not prescribed, the emphasis is on concepts that could catalyze activity, generate incremental tax revenue, and enhance neighborhood vitality. Teams are expected to consider how design, tenant mix, and phasing strategies might work together to unlock value on a multi-parcel site that no longer serves its former automotive-focused role.

The culminating event will feature formal presentations to a panel of judges representing the commercial real estate industry as well as stakeholders from the public sector. In addition to evaluating the feasibility of the proposed concepts, judges will weigh the clarity of each team’s analysis, the strength of its financial and planning assumptions, and how effectively the students communicate tradeoffs and implementation risks.

David Nazaryk, who serves as NAIOP SoCal’s Orange County Real Estate Challenge Chair, described the program as an important platform for emerging talent to demonstrate their capabilities in front of industry leaders, city representatives, and a broader audience. He noted that the event allows students to apply classroom learning to a real-world site at a pivotal moment in its planning lifecycle.
