Centurion Acquires 748-Bed Student Housing Community Near Texas State University
Palantine Capital Partners has sold Arba San Marcos, a 240-unit student housing community located in San Marcos, Texas. The buyer, Centurion Property Group, secured a $42.5 million loan from Ladder Capital Finance, based in New York, to finalize the purchase, according to the San Antonio Express-News.
Built in 2014, Arba San Marcos features 748 beds across a range of floor plans, including two-bedroom/two-bathroom, three-bedroom/three-bathroom, and four-bedroom/four-bathroom units. The fully furnished property offers modern amenities and is conveniently situated near the Texas State University campus.
Texas State University set a new enrollment record in Fall 2025 with 44,596 students, marking a 10% increase from the previous year. The university has ambitious plans to grow its student body to 50,000 by 2033 and will be transitioning to the Pac-12 athletic conference starting in the 2026-2027 academic year.
Arba San Marcos is strategically located along the Interstate 35 corridor between the major metropolitan areas of Austin and San Antonio, making it an attractive investment for student housing.
