Capacity Sports Group, an Indiana-based sports facility company, has expanded its portfolio with the acquisition of two large multi-sport campuses in the greater Philadelphia region. The purchase includes more than 300,000 square feet of indoor facilities and roughly 80 acres of outdoor athletic fields across the two properties.
The transaction covers United Sports in Downingtown, Pennsylvania, a complex that opened in 1998 and has grown into one of the largest combined indoor and outdoor multi-sport destinations in both the Mid-Atlantic and Northeast. The campus offers 218,000 square feet of indoor space, providing capacity for a broad range of athletic programming and events. The property also features 11 outdoor fields and a 91,000-square-foot indoor turf facility, supporting field sports and year-round training.
The acquisition also includes YSC Sports, a 90,000-square-foot sports complex located in Wayne. Founded in 2008, YSC operates as a player development hub with a significant user base. According to the seller group, the facility serves more than 1,500 teams and records approximately 7,500 individual registrations annually, underscoring the depth of organized programming and repeat participation at the site.
On the sell side, Fortified Partners acted as exclusive financial advisor to United Sports, YSC Sports, Sideline Sports Solutions, and FFL in connection with the transaction. The advisory role encompassed both campuses and the related operating entities, guiding the sale process for the ownership group. Legal representation for the sellers was provided by DLA Piper, Duane Morris LLP, and Fleck Eckert Klein McGarry, reflecting a multi-firm counsel structure for the disposition.
Capacity Sports Group was represented by Ropes & Gray LLP as its legal counsel on the acquisition. The involvement of multiple national and regional law firms, alongside a dedicated financial advisor, highlights the institutional scale and complexity of transferring established, multi-asset sports campuses. While financial terms of the transaction were not disclosed, the combined indoor square footage and extensive outdoor field count position the two facilities as significant regional destinations within the recreational and competitive sports ecosystem.
With these assets now under Capacity Sports Group’s control, the buyer gains a foothold in a major East Coast sports and recreation market anchored by long-standing operations, substantial physical infrastructure, and a large base of teams and individual participants. The transaction consolidates ownership of two well-trafficked, purpose-built sports complexes, marking a notable trade within the specialized sports and recreational real estate segment.
