BWE Secures $33.57 Million in Financing for Build-to-Rent Community in Oak Creek
BWE has successfully secured $33.57 million in permanent financing for Heyday Oak Creek, a new 130-home build-to-rent community located in Oak Creek, Wisconsin, part of the Milwaukee metropolitan area.
The Fannie Mae loan was originated by BWE Executive Vice President Dan Rosenberg, with support from Assistant Vice President Tim Caffrey and Senior Analyst Logan Petersmeyer. The financing was secured on behalf of Heyday, a Chicago-based developer that specializes in developing build-to-rent communities. Proceeds from the loan were used to fully pay off the construction loan, and closing occurred immediately following the completion of the project’s initial lease-up.
“We’re proud of our continuing relationship with fast-growing Heyday, a premier developer and pioneer in the build-to-rent asset class, which is rapidly becoming more popular,” said Rosenberg.
Heyday Oak Creek features 130 rental homes spread across 22 townhome-style buildings and offers a mix of one-, two-, and three-bedroom units. This financing marks BWE’s second transaction for a Heyday property in Wisconsin, following a prior deal for Heyday Sun Prairie in 2024.
