The transaction comes shortly after Brandywine announced its intention to test market demand by listing one million square feet of office properties for potential sale. Interestingly, Quarry Lake II was not part of that initial listing.
Brick Row Holdings has plans to make cosmetic upgrades to the building and enhance the property’s amenity offerings. Despite broad challenges in the Austin office market, the nearby Domain area boasts a vacancy rate of just 4%, indicating a stronger submarket within the region.
Current listings at Quarry Lake II include available spaces ranging from 3,000 square feet to 43,000 square feet, providing options for a wide range of prospective tenants.
Meanwhile, Brandywine is actively marketing three other Austin-area properties:
– Four Barton Skyway, a 225,580-square-foot asset in Southwest Austin
– Four Points Centre I and II, totaling 192,396 square feet in Northwest Austin
– River Place Corporate Park in Northwest Austin, which spans 590,882 square feet
