Rudin Inks Deal with Blank Street Coffee for Flagship Tribeca Location
Rudin has announced a new lease agreement with Blank Street Coffee at 32 Avenue of the Americas, the company’s iconic 27-story Art Deco office tower located in Tribeca. The specialty coffee and matcha brand will move into 2,900 square feet on the building’s ground floor—marking its largest New York City location to date.
Founded in 2020 as a coffee cart in Brooklyn, Blank Street has risen in popularity for its handcrafted coffee and matcha offerings. The new space at 32 Avenue of the Americas is scheduled to open in the second quarter of 2026, anchoring the base of the 1.2 million-square-foot, full-block property. The company currently operates locations throughout New York City, Boston, Washington, D.C., and select cities in the United Kingdom.

Steinman represented Rudin in-house for the lease transaction, while Patrick O’Rourke of Cushman & Wakefield represented Blank Street Coffee.
