Berkadia has completed the sale of a portfolio of six senior living communities in the Kansas City metropolitan statistical area. The transaction involved assisted living and memory care communities that together comprise 413 units distributed across multiple suburban locations within the metro.
The portfolio spans both Missouri and Kansas components of the Kansas City MSA. Properties are located in Kansas City, Blue Springs, and Raymore in Missouri, as well as Olathe and Lenexa in Kansas. The assets are described as being situated in affluent suburban submarkets of the broader Kansas City area.
The communities were purpose-built between 2015 and 2019, positioning the portfolio as a relatively modern collection of seniors housing assets. At the time of closing, the portfolio was reported to be more than 90% occupied, indicating a high level of resident demand and stabilized operations across the included assisted living and memory care offerings.
Managing Directors Ross Sanders, Dave Fasano, Cody Tremper, and Mike Garbers of Berkadia Seniors Housing & Healthcare led the assignment. The Berkadia team closed the sale transaction on behalf of a joint venture between Hunt Midwest and Principal Senior Living. Hunt Midwest is identified as a Kansas City-based real estate development company, while Principal Senior Living is described as a Georgia-based developer, owner, and operator of senior living communities.
The involvement of Berkadia Seniors Housing & Healthcare reflects the firm’s dedicated focus on the seniors housing sector. According to the information provided, this group works across the country on active adult, independent living, assisted living, memory care, and skilled nursing projects, offering a range of services tailored to these asset types. The Kansas City seniors housing portfolio sale fits within that national platform and highlights the firm’s activity in the Midwest.
While specific pricing and terms of the transaction were not disclosed, the combination of recent-vintage construction, suburban locations, and occupancy above 90% underscores the established operating performance of the properties at the time of sale. The cross-state footprint within the Kansas City MSA, together with the focus on assisted living and memory care, positions the portfolio within a key segment of the seniors housing market that serves residents requiring various levels of support and specialized care.
