The St. Elmo neighborhood in the city is undergoing significant changes, particularly in its largely industrial area. Leifer Properties has received approval from the Austin Planning Commission to rezone a 4.7-acre property on Industrial Blvd and Willow Springs Road from industrial to mixed-use.

This site currently houses a large industrial warehouse but will soon be transformed into a mixed-use development with approximately 700 multifamily units and over 10,000 square feet of retail space. The project also includes plans for affordable housing, with 68 units designated for individuals earning between 50 and 80 percent of the region’s median family income (MFI).

As part of this rezoning amendment, the maximum building height on the site will be increased to 125 feet. This decision marks an important step forward for Leifer Properties’ proposed mixed-use project in St.Elmo’s neighborhood.
