A nonprofit human services provider has signed a major lease at a Marlborough, MA office and flex property, bringing the asset to full occupancy. Related Beal completed a 95,182-square-foot lease with Advocates at 251 Locke Dr., an office and flex building in the city. Advocates will join an existing roster of tenants that includes Candela Medical Corporation and GE HealthCare Technologies Inc.

Related Beal has served as property and leasing manager for 251 Locke Dr. since the building was acquired by a private ownership group in 2016. Over that period, the firm has overseen leasing strategy and tenant relationships at the property, culminating in the latest transaction with Advocates. The building now totals 160,649 square feet of fully leased office and flex space.

The new lease for Advocates aligns with recent activity from existing tenants at the property. Candela Medical Corporation executed a relocation and lease extension within the building, while GE HealthCare Technologies Inc. completed a lease modification. Together with Advocates’ commitment, these transactions have pushed the asset to 100% occupancy.

Commenting on the leasing milestone, Steve Faber, executive vice president at Related Beal, referenced the broader environment for office assets. He noted that securing commitments from tenants who are expanding or modifying their space is notable given current conditions, and emphasized that the team looks forward to welcoming Advocates as the newest tenant at 251 Locke Dr.

Several brokerage teams were involved in the leasing activity. Alison Powers and Robert Walles of JLL represented the ownership group at 251 Locke Dr., working on behalf of the landlord. Advocates was represented by Jon Pezzoni of Avison Young in its lease negotiations for the 95,182-square-foot commitment.

Additional brokerage representation supported the lease adjustments by the existing tenants. Kevin Brawley of Colliers represented Candela Medical Corporation in its relocation and lease extension at the property. GE HealthCare Technologies Inc. was represented by Nathan Lamb and Danielle Frisch of CBRE in connection with its lease modification.

With Advocates joining Candela Medical Corporation and GE HealthCare Technologies Inc. at the fully leased 160,649-square-foot building, 251 Locke Dr. now features a tenant mix that spans human services, medical technology, and healthcare technology uses. The transactions highlight sustained user demand for this specific asset in Marlborough, supported by active engagement from multiple brokerage firms and the property’s leasing manager.
