**50-Story Houston Tower Slated for $50M Renovation**
A $50 million renovation is currently underway at 910 Louisiana, the prominent 50-story downtown Houston tower formerly known as One Shell Plaza. Located between McKinney and Walker streets, the 1.2 million-square-foot Class A office property is also home to the exclusive Houston Club on its 49th floor.
The building is owned by Busycon Properties and managed by Hines. HOK Group Inc. is serving as the renovation’s design lead, with Gallant Commercial as the project’s general contractor.
The comprehensive revamp involves modernizations to both the exterior and interior of the building. Notably, the tower’s ground floor will be transformed to feature restaurant spaces on each of its four corners, enhancing its street-level presence and accessibility.
A major highlight of the renovation is the conversion of the third floor into a state-of-the-art tenant amenity space. Hines plans to introduce a 9,000-square-foot conference center, a spa-like fitness and wellness facility, and a 5,000-square-foot tenant lounge. This floor will also feature an outdoor terrace overlooking Smith Street and Hermann Square, offering tenants a refreshing, open-air experience.
Currently, 910 Louisiana is approximately 88% occupied, as the tower continues to serve as a central business hub in downtown Houston.
